Aditya Birla Real Estate, through its residential developer Birla Estates, reported Q1 FY27 collections of ₹713 Cr, up 31% from ₹445 Cr, but net sales bookings were only ₹329 Cr against gross sales of more than ₹700 Cr, as cancellations and terminations at Birla Niyaara and other projects reduced the net figure and no new projects launched in the quarter. Birla Taranya booked over ₹1,000 Cr within three months of RERA approval.

The sale of Century Pulp and Paper to ITC brought in ₹3,325 Cr, about 95% of the price, taking net debt to nearly zero. A new Vashi redevelopment with a GDV of about ₹2,600 Cr and a 90% economic interest takes redevelopment to about ₹4,300 Cr. Management has a business development pipeline of more than ₹60,000 Cr, targets ₹10,000 Cr to ₹15,000 Cr of deals this year, plans ₹9,600 Cr of launches mostly in Q3 and Q4, and still guides to ₹15,000 Cr of pre-sales in three years. Construction cost for FY27 is now guided at ₹1,200 Cr to ₹1,300 Cr.
